Dudley Council planners are set to rule on a proposal for new homes on a former Mitsubishi dealership near Halesowen.
The council has received an application for a mix of terraced and semi-detached houses for the site on Halesowen Road.
The former car dealership, next to Quinton Cemetery, has already been demolished in preparation for development.
While some investigation into possible contamination of the ground from its former use as a filling station has already taken place, the council’s Land Contamination Team say further work is needed.
The team’s report on the application said: “The applicant should be aware of the wider investigation requirement for a potential residential development and investigation undertaken accordingly.”
The proposed development would consist of four terraced homes with three bedrooms, eight three-bedroom semi-detached homes and a further two semi-detached houses with four bedrooms.
All the properties would have accommodation on three storeys and two or three parking spaces each.
The layout of the parking spaces at the rear of homes is a worry for West Midlands Police who say it could encourage crime.
In a report on the application, the force’s designing out crime officer, Pc Bob Manson, said: “If this planning application goes ahead with the parking as it is, we will see an increase in vehicle crime, burglary and anti-social behaviour which means an increase in police demand.”
Pc Manson added parking should have good natural surveillance and all planting should allow the field of vision to be not obstructed.
A statement from D5 Architects supporting the application said: “The adjoining cemetery to the north and west ensures the openness to this site at the same time that the cemetery setting will benefit from having landscaped gardens on its shared border.
“The proposal has been developed with a mix of house types and sizes to create a varied development in both scale and appearance of properties to serve a mix of occupant groups from small to larger families.”
