Plans revealed for 330 homes on Walsall Staffordshire border

Major plans to deliver 330 homes on green belt land in Pelsall have been revealed.

Applicant St Modwen and Miller Homes have submitted an outline application to redevelop land north of York’s Bridge. 

The 18.56 hectare site is currently occupied by five agricultural fields and is classed as green belt. 

Despite this, the site has been allocated in both the Conservative’s and Reform’s draft Walsall Borough Local Plan. 

In the document which guides developers towards suitable sites for building, the authority estimates that 580 dwellings could be squeezed onto the site. 

The applicants say that the site ‘does not contribute strongly’ to the green belt and considers it to be grey belt. 

The plan states around half of the site area will be developed, including all residential roads, private garden space and car parking areas. 

The rest will be dedicated public open green space, retained woodland, and a new pedestrian boardwalk running along the Wyrley and Essington Canal. 

If approved, vehicle access will be gained from a single point off Lichfield Road. 

During the public consultation prior to submitting the application, a total of 113 responses were received. 

St Modwen and Miller Homes said some respondents opposed all development at the site, and others raised issues such as traffic and access to the site, local services and infrastructure. 

The applicant said: “The vision for the site is to deliver a high-quality, vibrant, and attractive addition to Pelsall, providing a logical extension to the existing built area. 

“The masterplan will deliver up to 330 new homes to help meet Walsall’s housing needs. Built to a high standard, the design reflects Miller’s ethos of creating places that leave a legacy in the local community.”
